The theater is part of the Marquette Homes project, which includes the rehabilitation of six buildings and construction of three others in the Gravois Park and Dutchtown neighborhoods.

It’s a problem that metastasized over decades, making it unrealistic to expect a speedy solution to the roughly 25,000 vacant buildings and lots inside city limits.

It would be a marked change for the prominent and iconic hotel site between the Gateway Arch grounds and Busch Stadium, which has sat vacant since 2014.

The new facility, which has broken ground and is slated to open in June 2026, adds to Family Care Health Centers' existing footprint of four locations.

The firm had acquired the property earlier in the year and had been working on the right fit for the space.

The development by AHM Group aims to transform 12 acres north of CityPark into more than 450 apartment units and tens of thousands of square feet of offices and retail.

The park replaces two previously vacant lots with a few disk golf cages, several metal flower planters, benches and sculptures from local youth artists.

In 2017, 66 projects were approved for tax incentives. That number dwindled to 11 in 2023.

The 28-story, 780-room hotel closed in 2014. The foundation plans to work with the city, Greater St. Louis Inc. and the St. Louis Development Corporation on a plan to redevelop the site.

It gives three north St. Louis neighborhoods a better platform to approach the city or private funding sources for economic development projects.
